You could even look into opening a business account with fedex and providing the tenant with envelopes pre addressed.

Since you have 50k available, you should jump on a plane with a cheap fare over the weekend, stay in Michigan, look at the 5-10k properties and then be able to come away with the impression of whether you want to go further or not.

Hi  every one here on the greatest website on earth.I am planing to buy my first property in Newark NJ, it's an REO and i am planing to do the BRRRR strategy on it, and I'm a little bit confused so i would like to know what are the steps that i have to do what is first and what is next.I know that i have to take a property inspection, and i am planning to take a contractor to give me a estimate on the rehab.So whats next?

@Daniel J. it depends if you are planing to improve / rehab the property or not. 

Basically, FEMA helps subsidize properties that are at or below flood planes in which were built on or before 1974.  

Anytime you're adding square footage with Denver you'll need to go through zoning and make sure you meet the setback/bulk plane requirements and are still within the lot coverage requirements. 

But even him remote flipping was not profitable.but that all said I do what I always do jumped on the plane went down spent the week checked it all out.. and came back with the opinion that we are getting in before the herd..

Call a broker or appraiser and ask them what units are selling for in this market.They should know to give you an answer.Considering it’s 2-4 it would be appraised by CMA or $sqf approach, not the income approuch.How are you planing to found the purchase?
