Is having a plumber or electrician come to repair broken pipes or whatever considered just maintenance that does not qualify and things that only improve the property such as rehab or say installing sprinklers in the landscape etc.How do we decide what the difference is if in fact this is the case as I described.ThanksRichard      

I countered offer with that I will take care of everything except knob and tube (they will take care of that after the electrician go and check the place).

What may be skewing your perception is your think of Self-Employed persons, say a plumber, electrician etc., who strike out on own as a "business".

I have a good plumber and electrician I could recommend.
