Testing a part with an electrical meter can also help identify whether it is still good.It is reasonable to learn how to to check the sensors, capacitor and motors yourself if you are handy.

Rent-o-meter and craigslist have been great for setting a benchmark for multi but I am looking for additional sources to vet out what rents would be for SFH.What would be greatly appreciated is some insight into how to better evaluate cities to invest in and recommendations or thoughts from people from the MKE area about the cities I am considering.

I had the opprtunity to look into the last inspection report, dated January 2024 (done for the other buyer who backed off) indicates minor issues incluing lead water Line (from Meter to the faucets).

While we don't do remodel work (e.g. garage conversions), I've heard from contractors who do that the typical range for all-in costs is ~$100-120K.2) ADUs are not as wild west: in the early years, we saw inconsistent application of requirements for things like upsizing water meters & lines, soils reports, surveys, electrical panels, stormwater management (all depending on property specifics & jurisdiction).

Open door Capital - Brandon Turners Mobile Home Park Fund - I wanted to secure an investment in mobile home parks because of many of the obvious reasons that we have all learned about (buy from mom and pop, increase rents, meter water, lots of room to increase NOI, less cap ex, rent the lot & the owner owns the mobile home, etc)**** I have done due dilligence for over a year on MANY (15+) syndicators and are still doing due dilligence because I plan to invest with more.

The property is separately metered, so I think that's one thing I have to consider- paying double utilities unless there is a way to switch over to one bill.

It is often much lower than rent O meter because rent O meter is pulling data from the advertised price, not the rented price.
