Outside of real estate, I’m a huge sports fan, so you can usually find me glued to almost every game on the weekends.My interest in real estate began as I explored different ways to generate passive income, which ultimately led me to the BiggerPockets community.

That's why I'm asking for more opinions from people who have been in the game longer.

If foreclosure is what you want to invest in get a head of the game and focus on a target area and know if that HOA is a pain to work with, you might just find someone who wants to sell quickly to get aways from the HOA.

Yet it's all a zero sum game, so think about it from winners & losers.

It could be a game-changer for streamlining your operations.

The fact I can go to my kid's golf game today, yet still catch a vendor overcharging me $81 the day before on a SFR in Georgia makes me feel the systems that are in place, plus the ability to manage sacrifices has paid off.I've had the same team in most of businesses for almost 8 years, and have a growing RE team that continue to impress me. 

I also want high skin in the game, conservative leverage and reasonable fees.Open-door isn't a match for me (and an easy "no") because they don't have that type of experience.
