Hi Shrijan,Welcome to the forum.Personally, I'm not a fan of out of state BRRRR.On paper it all sounds good and great but I've been in the game long enough to have witnessed otherwise.I would always advise doing BRRRR in your own market if possible. There are too many links to a chain with this approach and if one link is faulty, you chain becomes useless.Otherwise, (Yes, I'm bias lol) an alternate solution is buying turnkey.Wishing you much success

What I do in a reno is wire them with separate light and fan controls at the wall, so if you want the fan but no light you're not tugging chains.

I'm looking to branch out our investing portfolio while also being able to move away from the W2 income, but I'm not sure if we should stick to STRs, or move into LTRs or other.

It sounds like your properties may be in one of those markets where the chain of title shows properties changing hands every 2 years because the rents just aren’t high enough to keep up with maintenance, repairs and capital expenses.

I also loved how they stripped away the industrial grit of the seacans (Canadian for shipping container) leaving an elegant square of steel, wood and glass that gave off cozy mod vibes barely hinted at its supply chain origins.

Certain styles that have the pull chains positioned where a straight downward pull actually interferes with the light shade are more problematic, but I do make it a point to show Tenants at move in how to properly pull the chain at an angle to avoid that issue.
