I wanted to share a warning to those investing in the city of Detroit. 

I warned her several times but only with words, not giving her written notice.

Yes but she did warn me verbally I may have to evict this person.

I'm thinking I should send a written warning of the smoking and guest violation and, if they continue to violate, I can send another warning or move straight to 3 day notice at that point.

This not only adds an unexpected financial burden for frequent battery replacements but also leaves the reliability of these locks in serious doubt.What compounds the frustration is the absence of any low-battery indicators or warning systems.
