Buildings over 100 years old are usually written on Functional* replacement cost because it’s hard to perfectly indemnify 100 year old antique masonry.

That town is strict about zoning and would not guarantee the use would be grandfathered and the property ended up having many other serious issues (flood zone, downstream from an antique dam on a river with a history of flooding and bridges and dams being washed out, the rents were below market, there were three code and zoning violations in the use of the barn and a mildew smell in the house. 

@Patrick Parker we manage about 500 doors and we require ddls (digital door locks) on all of them as long as it's permitted by the HOA and feasible (some older style/antique doors cannot accommodate a DDL.) 

@Ronnie Galindo It may seem antiquated but I am a firm believer in leveraging a well placed written letter to find deals. 

Furniture has little value once it is used, even antiques don't quickly sell for much, and are subject to "taste." 

Not sure on concrete wash basins, but if it’s antique soapstone I’ve seen those around me for $1,000+  for those wanting pure vintage.

. $276/year is locked in for life if I decide to continue to use them after 3.5 years.My property has antique HVAC system that is now > 20 years old, so I'm fully expecting them to break down in the next 24 months, and apparently home warranties will replace the unit if they cannot repair it, which means there's a chance that I will get a new furnace and air conditioning unit (~$5000 value) or at least a cash out value.The other benefit is that I own a few properties, and since the warranty is also transferable, so at any time if I feel like another property has weak systems, I can transfer the warranty over to that property and potentially lower my maintenance and capex cost.
