We were looking at doing a B&B in New Hampshire years ago.

my RE income from my rentals is semi-passive of course... so less active than W2 but more active than dividends or social security.I just dont really see owning rentals as passive to me its active if your going to stay right on top of them and have them perform like you want them to ( this is specfic to owning C class low B class sFRs  Not those who might own 100 unit apartments with professional management those are passive as long as they are working good. . 

Regardless though, @Bill B. makes a very good point. 

Almost all DSCR loans will have either A) a prepayment penalty which prevents you from selling or refinancing within a given period without paying a cost, or B) a combination of higher rates and points to offset the lack of a prepayment penalty.

I don't work on houses, but I have to use B and A-basis values for material strength which in effect means the real material will end up being 20%+ stronger (depend on the material).  

Many lenders and vendors rely on D&B scores to evaluate creditworthiness.2.

There is almost no understanding CPM- several multimillion dollar coliving start-ups have FAILED b/c they saw the demand for coliving w/out seeing the need for a respective form of property management (see HubHaus, Common, Starling, etc).

If the subject offering was a “B” offering then the sponsor only has to have the borrower sign a statement that he’s accredited.  

Now these would be A and B  properties not C or D class
