While I have never been to any of the seminars, I have witnessed others go into serious debt to attend them and have done exactly 0 deals.

I've witnessed some horror stories and seen good landlords being taken advantage of, burdened, and stressed beyond belief due to a non-paying tenant.

If you want to test out the concept wit this couple, add a pet addendum to your lease.

@Aly W. it was suggested to me to have the police there "to keep the peace" as a witness if tenant refused.  

At 30 years old, I got to witness my father's former employer use the court system to screw him and other retirees out of their healtcare benefits.

Get adequate insurance.I witness first hand a couple who set up a business in a S Corp.

Although, I have witnessed inflated real estate prices where the average property value is 7.6 times the average salary.

As landlords, we were looking for a REI group to learn about new laws, network with other landlords (possibly find someone to "babysit" our building while we travel), be witnesses when we served legal notices, etc.  

I understand the savings are at most around 10-15% as all the finishes are the same but I'm trying to get the cool factor and rents that go along wit it.
