The numbers cash flow even at 70% rented so, yeah, the park does make some money (rental tool analysis with 25% at 5% over 10 years heloc, and 75% at 7% over 20 years conventional....may be unrealistic rate or terms on the 75%).

But he does get things done maybe just not as fast as Id like and I think thats a mixture of how he tends to be on the slower side of things mixed with me having unrealistic expectation of how long a project should take.

Also most banks will not do a loan for an owner who is selling a property so assuming the current owner loan is unrealistic unless they already have it.

The developers on larger projects can make hundreds of thousands to millions of dollars profit but they also spend sometimes up to 5 to ten years to do a project and get it going.What you are talking about is a smaller type project.You work backwards on the cost.If I can reposition a current building much cheaper than building from scratch to invest in that area then that is what I am going to do.Is the seller of the land unrealistic in what they want for it??
