Low interest rates confer an increase in aggregate demand as opposed to merely an increase in the quantity demanded at a given price because the demand for real estate at every possible price has now increased since more people have access to credit and in larger amounts than they did during periods of higher rates; in other words, people have access to more money at the same cost (you might think of it as though their incomes are all simultaneously higher).

This would allow me to learn from an expert in the field while simultaneously building up some extra cash for future investments.Invest in a house that is in a less desirable area and generates less cash flow then the other two options, but may be 'easier' to manage than dealing with HOAs and mobile homes.I have been educating myself via biggerpockets, books, blogs, and videos for a few months now and I plan to further my education prior to starting anything, but I am struggling with coming up with a direction to focus my efforts on.
