The entire valley is saturated and you are seeing people starting to sell their STR.

Hey Everyone,Is there anyone that is currently in a down and saturated market that's a wholesaler?

Eventually, builders will stop building, but by then it’s often too late, as the market is more than saturated.

No need to discredit the mls, its just saturated which makes for harder pickings but youvan still make money :)

If I was going to invest there I would look at how saturated the market is and seek some more active investors in the area for guidance.

You can check individual markets to see how saturated they are on sites like Airdna and Hotstats.com.

Brewerytown right now is reasonably priced, but with the spill over from the Fishtown, Northern Liberties market saturating the east, treads within the last few years suggest the movement towards the west, I.E Brewerytown.

With a town of only 3,000 it wont take long to saturate it. 

If they are newbie wholesaler, then their advice is bad.Better to D4D in some B/C areas from Memphis and put together your own list and avoid areas heavily saturated with DM already.

I️ think the entry residential is somewhat saturated as well as large MF but there is opportunity in the mid size MF.
