QBO is not a bad option, just might be expensive and a bit robust depending on how your business is set up. 

2 - if you do not have a robust lease, it may be worthwhile to sit down with a landlord-tenant attorney to review your current situation as well as review & enhance your lease agreement. 

Owner Rez is very robust and has a steep learning curve. 

In some areas, you cannot put  a robust keyed lock on the door. 

And they did have very robust 5 day trainings but it was a fire hose..

buying and selling costs money - closing costs are robust. 

Learning that having robust policy is really good. 

The Atlanta market is very competitive right now as we have a huge population increase and a growing robust economy. 

I really Love Hood River Oregon I built about 40 homes out there very robust market for a small population  ( world famous windsurfing area) But that was when I could get the subs to drive from Eastern part of Portland out there  45 minutes one way.. 

I’m probably going to log out of here for a while because I’ve made my assessment based on feedback (1) there are some guys exactly like me out there who know this is messed up, thanks for letting me vent (2) there are many honorable real estate agents saying “that’s awful that he lied, here’s some practical advice” (much appreciated) (3) there’s a handful of shark brokers with a couple decades of experience, thousands of posts, infinite BP resume boosters like podcast guest appearances or moderator status - and most of these guys very clearly have a different ethical standard than myself and seem to live life by a different playbook.
