Michael Temple Rent Increase Guidelines Requested

I am trying to strike a balance and be fair to them so I am thinking of splitting the difference and raise it by $300 for a month to month, which is still $300 below market, but gives them a high, but fair increase and still a discount until they can find a new place and move.Part of my reasoning for the higher rate is I suspect they could be on a month to month lease until late fall or even winter and if they move then, while I think I can fill it, it will be more difficult with fewer applicants and possibly having to do a discount to fill it since it is the middle of winter and nobody wants to move unless they absolutely have to.
