Holy rambling lengthy response!

I was speaking with my attorney on the way into the room from the parking lot and he asked me if I was going to deliver the baby too ;-)I am long overdue for a donation to BiggerPockets.

After a lengthy process, I have finally put my first personal residence under contract.

As an investor, you look at these critical factors and also weigh in things like no rent control in the area, business owners and tenants who cannot afford areas they work in like Santa Monica and Venice having to seek out other areas close in proximity to the ocean, and most signs point to what could be a great launch pad for a city that is well overdue for a new identity. 

How lengthy is the eviction process and costs involved? 

A brief example, the renovations in this neighborhood are somewhat lengthy and the properties still remain vacant for another month or two on top of that. 

Or you could look at it the opposite way: The fact that you've never had a claim filed against you may mean you're overdue for one.

I certainly don't want any lengthy or costly legal battles.

I owe a few lengthy responses on this thread, and I'll get to those, but just a real quick tip for 'broke folks getting started' - there's a call-only ad type in Google that doesn't allow the user to click to a website, it ONLY allows them to call you when they click the ad.
