It seems to me that since any side income (for me it's a couple thousand $/yr) can qualify one for the account which then opens the door to moving a lifetime of IRA or old 401k savings into that account.Once the SD-401k is running, is it possible to move fractions of it to the SD-Roth 401k?

The UBIT applies only to the debt financed fraction of the net taxable income.Unfortunately, depreciation decreases your basis faster than a loan pays down the debt.

The Entry Only or Flat Fee model is not for everyone and there are a ton of very good and very professional Listing Agents out there that are worth the money .... but unfortunately they are not the majority. ....and Entry Only listings are just a tiny fraction of the market (much less than 1%) so no need to concern...keep doing what you are doing, ethically and professionally and you will always have good paying listings.

if i could figure out how to put imojis on here i would have had two thumbs up pictures.. this is nothing more than raw dirt.. and as such . not worth a fraction of the asking price.. the ONLY thing it has going for it is zoning if it will actually allow it to be built out as a MHP.. those zonings are getting tougher to find..

Again, this requires a little more work on your side, but it is an alternative to syndications where you are fractional owner and turnkey where you own the property, but have little if any control on the front end.Definitely look up David's book on the BP bookstore and maybe talk to some turnkey companies as well as agents that work with out of state investors.
