This is the area that I have always focused on in my REI business and it enables me to convert deals that my competition isn't because they are not focused on the high-quality leads. 

We would prefer the software to enable us to call or text and operate via VOIP.

The best thing I can offer from my experience and learning from others is twofold:1) Use syndication to do multiple house hacks throughout the year (1-48 houses per year) b/c coliving + househacking enables this. 

This would allow them to secure additional financing outside of the appraisal value, potentially enabling the deal to move forward.4.

The nice thing about multiple upgrades is that they can be significant enough to increase the value of the property and enable you to refinance or use a HELOC to pull the money out while enjoying the increase in rent. 

They offer multiple options that both enable you to remove negative items for your credit and establish a positive payment history if that is a necessity.

Our plan is to add additional properties over time to build wealth, reduce our tax burden, and ultimately enable an early retirement.

Paying off the Vancouver house may enable us to unlock more cashflow that we can use to purchase that 3rd house, although that would be many years down the road.

You can't control how your tenant reacts though and you have to do what's best for you.Just like a with a bad employee, you need to know when to "terminate" or "fire" someone because otherwise you're enabling bad behavior.
