No one wants to get on an elevator (with other people) to get to their 15th floor apartment.

We looked at an office building with great numbers but upon closer look noticed that one tenant represented 50% of all the income in the build and there lease was about up, and it was also the only office building in area without an elevator. 

Think about the future.Is it a single story and if not, where could an elevator go.Is it handicapped friendly?

I hate to give up a possibility of $10K, so I look for ways to elevate a relationship with the $42K buyer and make money with the $65 buyer.

Your best option to keep management and repairs to a minimum and elevate the quality of the property would be to concentrate on renting to working class exclusively. 

This is a strategy most investors begin with and helps to elevate them to the next level.
