There is nothing wrong with Gurus, but they are not some savior from the clouds. 

If there are liens or other clouds, then I'd recommend walking away.What could you sell it for?

The eagerness to possibly own a building may be clouding your better business judgement.  

With cloud-based products and mobile devices, we are quite lucky to be able to have everything in digital format - at least that's what I do.  

Charlie, we use Tenant Cloud and it's been really great.

It's scary when you're starting out in this business, one minute you're on cloud 9, you finally found something that could potentially get you out that horrible 9-5 job, then.....you come to BiggerPockets and you hear how you can't do this or that as a wholesaler, they make it seem almost impossible. 

Despite my "ego" which may at times cloud my "thinking rationally" it is appreciated.

I feel excited to get a property soon, but you always have to remember don't let your excitement cloud your judgement.

If the title is clouded (liens or encumbrances) or it turns out they didn't have the right to sell it, you have no recourse with the grantor short of fraudulent behavior.

Seems incompatible with cloud brokerage!
