Here in California, it's not unreasonable to ask neighbors to share in the cost of replacing a fence bordering two properties. 

I want to get to the point where I can say that I understand the market more than its bordering cities.Now I know never to say "East Clintonville".

However, if you are right on the border, the vacancy could be much less as well...just have to do a little research. 

Like all cities though, there are better areas and worse areas, for example, East Cleveland borders both University Circle and Cleveland Heights which are more gentrified and/or "old money" areas and have much higher property value and rent, so if the property you're considering is towards either of those you'll be better off.

If you border any bodies of water, rivers or streams, there will be environmental permits associated with that (see #5) Also, when you are zeroed in on an actual parcel, you will want to check if there are any restrictions on the face of any plat that may exist or in the deed that may dictate what you can and cannot build.5/ You will want to check the property for the presence of wetlands and flood zones, both of which, as I'm sure you know, are common in Florida.

My daughter lives very close to the Ypsi border on the Ann Arbor side. 

Have done projects requiring mapping, though, so do have relevant experience within the borders of the City.For this project, the ability to go straight to building permits with only ministerial approvals, then process the condo map concurrently, will be the biggest help relative to other projects where we had to do the discretionary before putting a shovel in the ground.

So far, all of my properties in South America have outperformed and continue to outperform any USA-based property I have owned, and that includes the pandemic in 2020 when the borders were closed.

It also enabled me to save up the downpayment on my second property which is an MTR on the CO/NM border that is doing well too.
