Like all cities though, there are better areas and worse areas, for example, East Cleveland borders both University Circle and Cleveland Heights which are more gentrified and/or "old money" areas and have much higher property value and rent, so if the property you're considering is towards either of those you'll be better off.

If you border any bodies of water, rivers or streams, there will be environmental permits associated with that (see #5) Also, when you are zeroed in on an actual parcel, you will want to check if there are any restrictions on the face of any plat that may exist or in the deed that may dictate what you can and cannot build.5/ You will want to check the property for the presence of wetlands and flood zones, both of which, as I'm sure you know, are common in Florida.

Have done projects requiring mapping, though, so do have relevant experience within the borders of the City.For this project, the ability to go straight to building permits with only ministerial approvals, then process the condo map concurrently, will be the biggest help relative to other projects where we had to do the discretionary before putting a shovel in the ground.
