I proudly served 8 years in the US Army, and now a veteran.

Two days before close I decided to drive by before I hit the gym and 3 moving trucks were at the house and an army of people were there helping both units move out.I had an overwhelming euphoric feeling of success lmao. 

I am eligible to retire from the Army in seven years, and my goal is to have enough cash flow to equal what my retirement pay will be (50% of base pay), thereby creating (essentially) a 100% of base pay retirement.My concern is that if we are buying properties on 15 year mortgages, DTI may become an issue and cash flow won't be where I'd like it to be. 

I am a recently retired Army Engineer and licensed professional engineer.

Since the arm is getting ready to reset, she probably hasn't owned the property very long.

Some real etate expert told me probably the best way to go would be an Option ARM. I

found when I made some marketing mistakes in the past, all it takes is a voice mail (in a super thick Indian accent) saying "Hello, tech service", "sorry, what that is you are saying".

The ARM is a much lower rate increasing cash flow and/or I could pay down principal quicker as though I had a higher rate.

On May 1 I'll be closing on apartment in Hawaii I bought while I was in the army, I should be walking away with about $9000, then I have some more cash on the side that I've saved for this to put as an additional down payment/help with clean up before renting.  

I just got out of the Army after 12 years as an Officer and am looking for a new career path.
