Two days before close I decided to drive by before I hit the gym and 3 moving trucks were at the house and an army of people were there helping both units move out.I had an overwhelming euphoric feeling of success lmao.

I am eligible to retire from the Army in seven years, and my goal is to have enough cash flow to equal what my retirement pay will be (50% of base pay), thereby creating (essentially) a 100% of base pay retirement.My concern is that if we are buying properties on 15 year mortgages, DTI may become an issue and cash flow won't be where I'd like it to be.

The ARM is a much lower rate increasing cash flow and/or I could pay down principal quicker as though I had a higher rate.

On May 1 I'll be closing on apartment in Hawaii I bought while I was in the army, I should be walking away with about $9000, then I have some more cash on the side that I've saved for this to put as an additional down payment/help with clean up before renting.
