Jonathan - Gonna have to disagree  here - I think New York generally and Brooklyn specifically (especially the HOT areas like Prospect Lefferts Gardens, Flatbush, ParkSlope, ProspectHeights/CrownHeights, Gowanus and of course WillyBurg, Bushwick, B-Stuy, etc..) are incredible places to invest.  

The handful of garden type properties you speak of are fiercely traded and quite often, maybe every 5-7 years depending on the goal and timeline for the firm that owns them, their debt maturity, or overall picture. 

If a market "norm" is worn-out carpets so filthy you could plant seed and garden in the living room, are you going to do that?
