I started with purchasing raw land and developing it by subdividing, installation of utilities, then building product, then selling. 

If a lot is ready to build, has power, water, and sewer/septic, that is a lot different than raw land in a rural area with wetlands. 

While in UT I worked on a three person Real Estate Team in an area that is about a third or quarter of the size population wise that I am living in now and we were able to maintain and average about 110 listings (30% roughly was raw land) on a daily basis.

A website can provide lots of raw data, but only a knowledgeable salesperson can pick up on the nuances of the individual house, flaunt its pros and talk down its cons.

I’ve always used my self-directed IRA to buy, flip and hold individual lots and never considered financing due to the non-recourse lender hurdles.I’m interested in some raw land and the owner is willing to owner finance for 20% down.

But, we are all different stages in our investing careers and it can be very profitable to develop raw land.
