An investor friendly CPA is very important, so kudos to you for prioritizing this.

Being new to all of this I would highly recommend going out and finding 100 vacant properties and then prioritizing them into your top 10-20 based off of free, public records.  

And if you're very targeted in what you skip trace and prioritize your efforts, you can do fewer deals, but make as much money because they'll be more profitable.

If the carpet was new prior, it shouldn't have been trashed after 17months, if it's just at the end of its life you may want to start budgeting that in.
