Im going to be brutally honest, you will be very very hard pressed successfully using a VA loan to acquire a 4 unit because of how competitive the market is. 

You probably wont get any business from Electricians since they will stay at the swankiest hotels in town and will be in the spa getting manicures and having their work clothes cleaned and pressed when they are off work.

Cincinnati is ripe with 4-families but You would be hard pressed to find something within that price range.

I'll tell them what I do, and if they press how many units I have, but never real numbers unless they're really persistent in which case I'll drop a percentage "my last deal I got a 20% return, I was really excited about that".Around people who are hustling I don't mind sharing numbers at all.
