But, we've had family or whomever basically due contract type work for short periods; less than a week - they come to the site, provide there own transportation, have control over when they show up and how the work (usually demo or landscape type work).

I consider rentometer a good start but it is too generic when comparing X number of bedroom properties, you definitely need to take in account the details like sq ft, number of bathrooms, is there an enclosed garage, are there extra living areas, loft area,  etc. to determine true market rents
