Assuming this is free public legal help, those type of organizations are setup to help disadvantaged people who are taken advantage of by landlords.

Nothing wrong with investments in different states, I just think you are inherently at a disadvantage not being a local and that is never a position I'd want to be in. 

However, being out of state puts you at a disadvantage you are better off investing in more stable markets. 

The fact that you chose to allow the new tenant out of the lease because of a family tragedy is nice but why should the original tenant be disadvantaged because of your choice?!?

There is one major disadvantage that is overlooked consistently with having the property professionally managed. 

There are many advantages to using an LLC as well but you need to understand what those are and ensure they outweigh the disadvantages for your particular situation.

While lower cash flow in year 1 may be more likely in these areas, the increase in value over time could greatly outweigh this initial disadvantage.

The builder will often be able to offer incentives that a typical seller could not best them on: price, upgrades, closing costs, etc. which puts you at a disadvantage when attempting to sell.  

All have there own advantages and disadvantages.

In addition, using a buyers broker for commercial MF is also a big disadvantage in most markets.
