@Harika Thatukuru, this isn't intended to be offensive--but I realized that I just read this and decided to ignore it, but I came back to give this reply instead.

With comprehensive applications -- including pulled reports from TransUnion and nationwide criminal background checks + credit score + full credit history breakdown + eviction history -- the right platform should make it as seamless as possible for you if you're managing on your own.

Did you do a background, criminal and the whole nine yards check?

It is more than just the turn overs, but also type of tenants - many have criminal back ground. 

Either way, post a sign disclaiming liability for tools left.Run a criminal and civil background check on the GC.

In our market here in CT we charge $32 for a complete credit/criminal/eviction check.

We accepted them against our better judgement, there were a few red flags including, low credit, criminal history from years ago, and having 4 animals where our original maximum was 2.
