I wouldn't want to work with anybody that wasn't open and honest about everything they were doing.That said, at this point you probably are stuck since you did allow them to do the plumbing which then allows the warranty company to deny the claim for the drywall. in hindsight, perhaps the best course of action would have been to force them to show you where in the policy or correspondence they received from the home warranty company that the plumbing issue was not covered.Are you pretty involved like this day to day?

Just remember to update her lease, and have her update her deposit and last month's rent to correspond with the new rent amount. ...I have tenants who transfer from one of my units to another on a somewhat frequent basis (usually it's tenants who want to upgrade from a cheaper unit to a more expensive, nicer unit)...because my portfolio includes a fairly wide array of locations, property types, and price points, a tenant can move around within the portfolio and find whatever type of unit matches their needs.

We use a YTD paystub and last year’s W-2(s) to calculate income several different ways:Hourly or salary income calculated to a monthly amountYTD income divided by number of YTD monthsYTD + W-2(s) income divided by the corresponding number of monthsIf these numbers vary too much, then we investigate and require an acceptable Letter of Explanation.Employment StabilityUnless an applicant has exceptional credit, we strive to determine their stability of employment to make sure they’ll always be able to pay the rent on time.

The lake house is near Clemson University, so we jacked up the AirBNB rates a ton during this time to correspond to the local hotels doing the same - never been a problem - we've been sold out months in advance.
