I highly recommend looking for a unit you can live in while renting out the spare units or bedrooms. 

I work full time and on my spare time I try to read up as much as possible on Real Estate investing. 

You don't get any additional funds unless you were so spectacularly successful on juicing the ARV that your refi covers the HML with some cash to spare, which probably was consumed by financing and holding costs anyway.Also, be sure to get pre-approved / estimates for your conventional refi before starting this process, you don't want to be stuck with an HML you can't pay off, extend, or refinance.

I also develop software and manage 7 rentals of my own in my spare time. 

You are simply one of many clients who they can spare little attention and overall inconsequential to their general interest.

And for good measure, I was able to scrounge up an addition $150 bucks from unredeemed cash back from one of my credit cards and deposited another $40 in spare change I had in a mason jar.

Talk to a realtor, but with that budget, you may be better off getting a large SFH and renting out the spare bedrooms.

Our plan would be to house hack while on assignment in Portland, renting out our spare rooms (and hopefully an ADU) on AirBnB while we live there, then convert to MTR once we move out.
