If you friends military you can always use command.

If I have a unit that commands more than the going rate for Sec 8, I just tell the applicant that Sec 8 will not allow that price for such and such a unit.  

We had other tenants who spoke Arabic who helped us communicate initially ... after 4-months, the seven year old had a fairly good command of English and French.

But people will pay more in rent than the laundromat would cost them, for the convenience of being able to do laundry at home.I'd include in your 6 month inspections, that you check for leaks from their washers, and maybe include a requirement for renter's insurance that will cover damage caused by their washers/dryers.But, you can normally command a higher rent for the convenience.

However, you want to do a "Rent Roll" you can tell QuickBooks and your wish is its command.

@Kevin K.If there is limited street parking, you should be able to command more than $50 for your garage depending on where you are.
