I think the owner, who's pretty laid back, would suggest we hire a handyman and patch a few places, re-paint and fix the fixtures that were burnt out, and he would think he could get it all passable for $3-5k.

Some parts of the glavanized rusted pipes were patched while other sections of the same pipe were so thin they were leaking and again all covered up with sheetrock.I did do an inspection but no one looked behind the sheeteockI really appreciate everyone's feedback.!!!

Hope all is well stay focus do the steps the gentleman suggested , because that way you are getting your feet wet and learning while you build  your contacts and with that you will run into the partner you need don't get discouraged just like when you were in school you had a few rough patches you will succeed you finish college just stay at it.
