Most of vinyl tile I've seen are $0.38 cent to $1.00 per 12x12. and the vinyl linear is a bit more around $8 for a 20 inch x 4 ft.

Grade it so there is 2 inches of fall towards the sidewalk .

The floor is very uneven, as much as 2 inches variation among room to room.

Static test showed water drops 8 inches in 3 mins so its a significant leak. 

Although we now are using LVP, I have doubts it will hold up as well, but only time will answer that...VCT flooring can certainly be gouged or have other damage, BUT it is a solid material about 1/8th inch thick.

For tall people like your husband what you need is a California King because they are 4 inches longer and 4” more narrow, bur there is less selection for all things bed related at that size.
