Given the rush into the REI space it makes sense that there are a lot of people coming in and trying to make a quick buck selling shovels (get rich like me courses) and then sending miners up river to try their luck in a saturated environment.I think Pace is selling shovels, he may be a nice guy but my personal read is that he (and a bunch of other people popping up on Youtube over the past few years) are just the latest shovel salesmen.

STR saturation is real.

Hurricanes should never be taken lightly but the truth is the places that usually suffer the most in the Bahamas are either low lying areas or places saturated with improperly constructed homes.Hurricanes for the most part are a way of life.

Make sure the area isn’t already heavily saturated with Airbnb’s or has enough demand to compensate for the saturation, otherwise it’s just a race to the bottom for pricing3. make sure you can’t make more in RENT without having to cover utilities and other expenses 4. 

Cats are terrible and can completely saturate flooring with an odor that will not go away.

I don't any more because San Diego home prices are generally high, the cap rates are low and the market is saturated with investors.

Avoid saturated Austin but look at the surrounding areas.

BUT to counter that... there are SOOO many apartment complexes that are struggling to fill their vacancies because the market was over developed and saturated during the boom...I recommend looking in Fargo since they have seen steady growth in the past couple of years and are for the most part unaffected by what the oil/energy industry does.I say if you find a killer deal in whatever niche you decide to pursue, go for it.  

And always there is AirBNB thing even if it is getting a bit saturated now.Thanks a lot.

@Lane Patterson , I had success using Natures Miracle Advanced Formula http://www.natures-miracle.com/products/pet-odor-stain-removers/advanced-stain-and-odor-remover-best-pet-stain-carpet-cleaner.aspx as per the directions (basically saturate the floor and let dry).
