I am trying to strike a balance and be fair to them so I am thinking of splitting the difference and raise it by $300 for a month to month, which is still $300 below market, but gives them a high, but fair increase and still a discount until they can find a new place and move.Part of my reasoning for the higher rate is I suspect they could be on a month to month lease until late fall or even winter and if they move then, while I think I can fill it, it will be more difficult with fewer applicants and possibly having to do a discount to fill it since it is the middle of winter and nobody wants to move unless they absolutely have to.

If you spend your time getting to know the ins and out of your market, you will definitely be ready to strike when the time (and capital) comes!

Just read through it, get familiar with it, and strike out all 3 options on the first couple lines since you'll be a principal in the transaction.
