As an example, the city of Boston put out a report showing which neighborhoods would be impacted by various increases in sea level, I used this to decide which areas to stay away from. 

At that point if I needed something to get me to the next level, I would consider coaching.

Then step back at the end of those days and re-asses: will I realistically (ie with some cushion) be able to implement the strategy I chose to the level I wanted?

Want to look into crowd funding or at least put my 13+ years of experience on a new level I just have no idea how to go about doing all of this.

I don't know what the experience level is of your loan officer, but it sounds unusual for them to call an agent to ask about an ARV?
