Most units aren't owned for more than 7-10 years by an individual investor, so it won't have a measurable impact on you within that time horizon. 

A market correction is on the horizon when unkown.

Make sure to check with your local/state and see if anything similar to that is on the horizon for your area..

@Scott Krause Southern California wasn’t in my price range as a new investor on a cop salary so after finding Bigger Pockets I began expanding my horizon.

I began helping her craft the vision of what financial freedom meant to her before we got too deep into the weeds with analyzing numbers and driving for dollars.The second hurdle was alerting her to the reality that while I was more confident in this approach as opposed to investing in traditional asset classes, this was not a get rich quick scheme and that incremental gains over time was still the horizon I had set for myself.

To be clearer: I have “new build” projects on the horizon and am trying to determine 1. whether this architect is quoting high on this easy project (& therefore I will try to find other options for the new builds).

I think there is a huge opportunity in Las Vegas right now especially with what is set to arise in the horizon.

The issue isn't if the market is rebalancing, it is whether there is a crash on the horizon.

Not only will your payment be higher due to the higher loan balance, but you'd also end up paying more in interest on the entire amount.This could certainly be done successfully with a longer time horizon than 1 year, but I don't think a 1-year timeframe is feasible to do over and over again.

So, don't limit yourself—expand your horizons and aim high!
