You need to define what you want the site to accomplish.

This to me is a good deal even with some negative aspect of the property, it is in a flood plane and has very little land.

A seasoned investor is defined as one who has owned a minimum of one investment property within the last 24 months (presently or sometime in the past).

Honesty is the most Important aspect of this business and if you cant find that in a person then move on to the next.

I definately dont want to stay but I am having troubles selling it.

I was focused on the legal aspects of a transfer of title.

Is there anywhere that discusses the HOW TO aspect of working with an owner in this situation, or can you offer some help on specifically how to discuss the 'please sign your home over to me for virtually nothing' aspect?

Never base your investment plans on the tax aspect.
