Rental properties during recession

Managed to hold onto the property through blood sweat and tears but then ended up selling it after 8 years and not really minding being a renter for a while now :) Even though I want to own rental properties I'm hesitant to get into an (expensive) property for ourselves as it's just a lot to bite off and risk.

Besides if they turn out to be really bad tenants you just give them 30 days notice to leave.Exactly, you can't get blood from a turnip.

I am now thinking 2x per cold season is actually the correct amount, based on my assumption that a person in the Denver-Metro area is likely only needing their furnace from Nov - May (unless they are super-wimpy like I now am, with tropical blood).

*enough saidOnce I was fully out of Memphis, I was finally able to sleep soundly.Deals are abound, but terrible tenants and blood sucking PM's and so called "Investment Firms" abound as well.Sticking to what I know, in area's I know, is what I'm all about now.

Put your money into fixing the problem rather than wasting it on a lawyer.The problem is caused by poor air circulation and moisture build up likely caused by the tenants.
