I wouldn’t show occupied/messy units in normal times.

It served their purpose of making the situation look horrible and the impending threat of evictions huge.The problem is that media is such a mess, I can't tell if they're manipulating facts to push an agenda if they're just really bad at their job! 

They can become extremely messy and hard to deal with if the tenant is inexperienced with using one. 

Obviously real life scenarios will be more messy since some bills will have different due dates, but this gives you the basic idea of how the system should work.

However, I found out I had to clean up that messy house (lots of trash, like a hoarder's house).

This would be non-recourse debt (I think), but I'm not sure who has first dibs on the real property in a messy case of multiple creditors going after debt. 

They may not be authorized to do dual agency, or they may not feel it is in the best interest of their seller client if a listing is hot since dual agency can get messy. 

This can work but has some downsides, so make sure who ever you get in with won't get sued or take bankruptcy, whcih you can still come out of, but messy.

I'll still occasionally let customers do this if I'm feeling nice, but now I let them know ahead of time (and have a clause in my contract) that if something goes awry with their materials and/or subs, it's on them to clean up the mess.
