Just to be safe, don't throw out anything of value like photographs, mails, bills, etc..Hold onto the valuables off site.

I would also add a checklist for items that you want you PM to check or photograph on each inspection. 

Also, check out local crime on a site like trulia and look on Street View to get some sort of feel for the area (I know it’s not the same as being there, but you can tell a lot more from street view than just a single photograph from the curb).If you find areas you want to invest in, perhaps try reaching out to the BP community for referrals – find a reputable broker local to that area who can be your eyes and ears.Oh, and welcome to BP!

I'd say  dishwasher.Also, if the kitchen is so small  you have to choose between cabinet space and a dishwasher, maybe that's an indication there's some real value to be unlocked by opening up the kitchen and getting some more space.

Seems the thieves come to open houses, case the property and leave a window unlocked.

To make a viable growth item once again the titling via DMV's would have to change, financing would have to change to unlock FHA because it IS "affordable housing" and FHA is "the" leading finance product of such, and then zoning "norms" would have to flip from aggressively against too pro.
