I like Kyle's idea.Because of potential crypto miners and growers of 420, I put a clause in my lease regarding any modification of power, meter-jumping, etc gets them a $40,000 fine plus any criminal/civil charges.

Does anyone have any go-to apps / softwares that helps streamline the above for tax and admin purposes?  

It also helps streamline operations by allowing you to use one bank account, on set of records, etc.

Then plan to refinance using fha streamline or airbnb refi.

I am interested in REIT's because of the tax breaks, it's exposure to Real Estate and it's not speculative investments (Crypto, Facebook, Amazon, etc).
