I think there are several different ways you can build without going nuts on costs.One would be trying shipping container housing.

I'm up NE Houston and it was rough, about 30 inches of rain...The ship channel area seems like it has some potential.

The shed isn't pretty bad shape but does have electrical and it is small I would have to do an upstairs and replace the roof or should I purchase one already build and have them ship it or should I build from scratch.

I have heard a lot about the Ohio City/Treemont area being the next up, I saw you mentioned it as well in the guide you shared with me, has that ship sailed or is it still in the rebuild process?

Years ago millions were spent dredging out the waterway to make it deep enough to accommodate cruise ships.

They manage 9000 doors, ship product in from overseas, do some of their own rehab work and sub-out the rest @Jesse Chunn.  

I'd also need to borrow in the $200k range for loan repayment + repairs, which is beyond the scope of a lot of HELOCs.Would've probably been a lot simpler had I just kept the really low rate with my first lender, but that ship has already sailed.
