They are highly sensitized, bordering on paranoid, overwhelmed, stressed to the max and most have shut down and are burying their heads in the sand waiting for it to get better or fix itself.

Then have your realtor push it through and defer to higher power... my client would love to pay more but based on the condition and work needed this is the highest he can go based on the bank.Another good option (might be hard now) is do some digging to see why they are selling, if it's time sensitive (divorce) then you could make that offer more valuable by making it easy. 30 day close, 2wks inspection, let them keep security deposit/full rent for month of whatever...

If you speaking to a business minded type, allow them to suggest what they would be interested in, Be sensitive to their tax position, I try to suggest that WE speak to their accountant if they have concerns, that's another few chapters dealing with an investor's trusted advisor and it's important that both of you be there, and come to a resolution as walking out without closing the deal only lets them make a phone call later to be talked out of doing the deal.

Since she is legal in her lease, I see no way you can prevent her brother from staying there as a guest unless you had a restraining order on him that would prevent him from being anywhere near there if you were there, and even that would probably be dubious.
