Not only am I a novice investor (aside from buying and selling my own home), I don't have any ancillary experience either, i.e.

MH's are very tricky to experienced and sophisticated investors and can really get a novice in trouble right out of the shoot if you don't have a lot of experience.

I will acknowledge I am a bit of a novice but it sounds exciting to me.

However, what are you looking for in a novice investor to prove his/her worthiness enough to earn your trust and confidence so as to build a relationship to be able to lend on deals?

I'm a novice real estate investor but have owned both my home and investment property for over 11 years now.

So, I am reaching out to all those experts and novices that have tips, advice, and any form of help I would benefit from.  

I can't tell you how many novice investors that I talk to that have one or two rentals and have hired a terrible property manager and they (the owners) are collecting rents, mowing lawns, managing maintenance issues and handling tenant calls simply because they have no idea how to manage their PM, let alone the tenant. 

But as a novice investor with lots to learn, it did not work out that way for me.But things happen for a reason, and I don't have any regrets because if I had not enrolled in Rich Dad and attended the symposium, I would not have met the lady who told me about the program I am now a part of which is 100X BETTER as far as structure, content, and presentation.
