They're not prepared to know what guests expect or to handle their needs, and probably don't have the 24/7 contact capability which STR guests will expect / demand as opposed to tenants who can live with 24 hour turn-around except in the most pressing situations.

It might be worth reaching out to your local city counsel rep/Mayor for help; the press the city (and unfortunately you) could potentially receive for "kicking out 20-year tenants from an illegal rental during the pandemic" might motivate the city to be less heavy-handed.

@Gabriel GarciaYou'll be hard pressed to find anything above 75% cash out and even harder pressed to find someone willing to do before 90 days of ownership.Maximum cash out will most likely be 70-75% depending on subject property's DSCR at today's rates.1-4 unit properties will always need to be based on sales comps.
