You'd be surprised how many opportunities are out there.Two tips: (1) if you go to real estate meet ups or some entrepreneur meetups, just tell people you are looking to invest in businesses but don't tell them how much or that you are a doctor (otherwise you'll have a lot of weirdos flock to you looking for money) and (2) take your time.

It sounds to me like what you're are putting together is a syndication; many real estate entrepreneurs are unnecessarily afraid of syndicating a deal and that's probably due to the same factors anybody is afraid of anything; lack of understanding, and experience.
