I would also suggest the tenant contact family for immediate support or look into section 8/ other subsidized housing for the future (these often entail long wait lists).Lastly, I would try to provide the tenant some additional time to find new housing but be firm about the timeline.

She might charge you for doing so but to decline to do so is mystifying.You may need to retain new counsel to assert your claims against anyone who might have liability but as John wrote, the cost may out weigh the possible benefit.

And I just re read it and noticed you have to have a rental license, what's that entail, I've never even heard of that but I'm new to the game too.

All that being said I actually agree that for one unit you probably should try and manage it yourself just so you get a full understanding of the business and all that it entails.

I highly disagree with the assertions that the curve will flatten in a couple of weeks and we will get back to normal.
