hey  @Jake Silverman  I talked to a few architects in the area and apparently Jersey City won't allow any more curb cuts.

But, at the same time so is having a clean common area, nice curb appeal and responsive management/maintenance team. 

The property was located in a well-maintained neighborhood and had nice curb appeal. 

I would use landscaping to change the visuals from the curb.
