In another thread, I drew this analogy: the one with the umbrella policy is the guy standing in the middle of the street naked holding a big golf umbrella hoping for the best.

I liked the color and it was easy to apply;however, I was disappointed in the coverage as the aged wood really drew in the stain.In both cases I used a brush to apply the stain, which was quite a lot of work.Best of luck!

Hi @Drew D, congrats on your possible future investment!

Though we never bought any of the land, at one time we were looking at some, and actually drew a map showing highest and best use for the land and layout of the parcels (the property was also being rezoned) The City ended up using our map (we allowed them to) and they sold a few years later to another developer. 

So I "loaned" the wholesaler the money by funding 100% of the purchase price to escrow and the title company drew up a note and deed of trust.

And actually my posts drew the attention of a local broker, so now i have been in contact with her and she is going to take me under her wing i believe. this sight is incredible. with information and insight from people like you, my ambitions seem realistic. thanks
